| 经历亚洲经济危机之后，我国房地产业又将迎来新的高速发展期，但由于各种不确定性和风险因素的影响，致使房地产市场存在巨大风险。从供给和需求两方面分析了影响房地产市场风险的各因素，并对各因素的致险机理进行了详细的阐述。在此基础上引入模糊综合评价方法，通过对2级12个指标的综合评价。 |

| Abstract: |
| With the whole economy recovery, the industry of real estate will meet a new quick developing period. But there are many uncertainty and risky factors, which result in the heavy risk existing in real estate market. In this paper, various factors that affected market risk of real estate and influence mechanism are analyzed from both supply and demand of market. The fuzzy assessment method is introduced in order to estimate the market risk of real estate, and market risk assessment model is established by multi analyzing twelve affecting factors. Therefore, the size of market risk is quantified. |
